Rental Conditions

Cancellation Policies:

 

The rental fee for the first month must be transferred immediately after the confirmation of the reservation - but no later than 2 weeks before check-in. In case of cancellation of reservation in writing three weeks before arrival date, advance deposit will be credited. Cancellations after this date will be refunded with 50% only. Should the stay be terminated prematurely, there is no right to a partial refund of the accommodation costs.

  

Terms and Conditions: 

 

1. Rental item:

1.1. The tenant expressly declares that the apartment is rented in accordance with Section 1 Paragraph 2 Z 2 MRG for the agreed written purpose of use as a company apartment or second home due to a change of residence due to employment (Section 1 Paragraph 2 Z 3b MRG).

When registering at the registration office (ZMR), the tenant undertakes to personally de-register their place of residence within 3 days before departure. Any costs/expenses resulting from forgetting to cancel will be charged to the tenant in full by the landlord plus a flat rate of EUR 200 or will be deducted from the deposit. Further information:

1.2.

The apartment is fully furnished and includes all the furniture required to move in immediately (table, Armchairs, bed, sofa), electrical appliances (washing machine, iron, TV flat screen, DVD/CD player) and everyday items (plates, glasses, cutlery, etc.). The rental fee includes the mere room and furniture rental - extra services such as regular cleaning and serving meals or cleaning of bed linen are not offered. For security reasons, the landlord can do so at any time to allow entry into the apartment with advance notice, for example to read the gas/electricity meter or the to control the heat.

 2. Rental period:

 

The rental agreement runs until the date agreed upon booking.

 3. Rental fee:

 

The agreed rent includes the room and furniture rent as well as all ancillary and
Operating costs, broadband internet, cable TV and ORF-GIS fees. Also electricity, heating and hot water are included in the rental fee, provided they do not exceed normal use (Fair Use Agreement: If the electricity or heating consumption deviates significantly from the average consumption of the last few years the additional consumption will be billed based on the then valid prices). Extra services such as: Regular cleaning, serving meals or cleaning bed linen are not offered.

 4. Handover of the apartment:

The keys will only be handed over after confirmation of the first payment. When the apartment is handed over, 1 x key set (1 house gate and 1 apartment key) will be handed over to the tenant. The tenant confirms that he takes over the apartment in good condition and that all devices are working. In addition to the standard equipment, the following things are left in the apartment:

 5. Return after termination of the rental agreement / security deposit:

 At the end of the rental agreement, the rental rooms and all of the furnishings are in perfect condition to return condition; In the event of damage, the full amount of the damage will be invoiced if necessary charged to the tenant. The tenant must return all keys handed over. At check out the tenant leaves the keys at the dining table in the living room, closes the windows and pulls the front door on the outside and check whether it is securely closed. Alternatively, the tenant can also return in person of the landlord in order to clarify any open points on site.

6. General rental conditions:

 - The apartment is exclusively run as a non-smoking apartment. Failure to comply with the smoking ban the landlord will pay the tenant a non-negotiable penalty of EUR 750,-

- Check-out: by appointment, but no later than 12:00 a.m
- Pets and small animals are not allowed (exceptions only by arrangement)
- The apartment may only be used by the number of people stated at the time of reservation.
- The tenant undertakes to treat the furnishings of the apartment with care as well as any
Report any damage to the landlord immediately. The entrance door must be locked when leaving the apartment and close all windows.
- The tenant is liable for all damage caused intentionally by him or his guests - the full amount of damage will be claimed via invoice.
- The tenant undertakes to comply with the house rules - especially those applicable in Vienna Quiet hours from 10 p.m. to 6 a.m.

The place of jurisdiction for disputes is Vienna.
